Notification
Several
types of mold and mildew exist naturally in the outside (ambient) air in and
around the premises.- Resident is herby notified that
under certain conditions, those organisms may fmd a
viable environment inside an individual apartment unit. If moi
is allowed to accumulate in the unit, it can cause mildew or mold to grow. It
is impo that Residents regularly allow air to circulate
in the apartment. It is also important tha Residents
keep the interior of the unit clean and they properly notify Management of
leaks, moisture problems, and/or mold growth.
Resident
agrees to maintain the premises in a manner that prevents the occm:.rence of a infestation of
mold or mildew in the preniises. Resident aggress to uphold this responsibility in part by complying
with the following list of responsibilities:
1) Keep dwelling clean. Regular vacuuming, mopping, and
cleaning of hard surra, is important to remove the
household dirt and debris that can harbor or provide food source for mold to
grow.
2) Remove visible moisture acc~ulation
on windows, walls, ceilings, and floors soon as reasonably possible (Note: Mold
can grow on damp surfaces within 24 48 hours.) Turn on any exhaust fans in the
bathroom and kitchen before showering or cooking With
open pots.
3) Promptly notify Management in writing regarding any air
conditioning or heatiJ system problems and
periodically open windows or door to encourage air movement.
4) Promptly notify Management in writing regarding any signs
of water leaks or water intrusions such as flooding.
5) Promptly notify Management immediately in writing if: 1)
There is discoloratio or other visible evidence of
mold growth on any surface including, without limitation, the ceiling, wall,
windows, windowsills, cabinets, countertops, fui1riture, clothing or other
tangible items; 2) There is dampness in the ciifpet,
oi standing water; or 3)
There is an odor suggesting the growth of mold and milde,
6) Resident shall cooperate with Management's efforts to
inspect and remediate visible signs of mold in the apartment home.
7) Resident agrees to indemnify and hold harmless the OwnerlManagement from any actions, claims, losses, damages,
and expenses, including but not limited to, attorneys' fees that the OwnerlManagement may sustain or incur as a result of tb negligence of the Resident or any guest or other person
living in, occupying, or using the premises.
